If you want to live in the property you rent out, there are a couple of ways to do it. In this guide, we'll take a look at the easiest way to rent a room to another Sim which involves finding your property first and then doing a conversion.

Finding A Suitable Property

The first thing you need to do is find a suitable property. In the example above, the general home is highlighted and comprises a kitchen diner, hallways, a bathroom, and lounge. Upstairs are three bedrooms. While this is a perfect setup for the family of five who live here, they also have an empty space that would usually be a garage and pantry, but also makes a perfect studio apartment.

The easiest way to set this up is to have the desired lot set as a regular residential lot and purchase it as usual. You'll then convert it into a rental unit, but as the owner, 𝕴your space will default to zero rent.

You can purchase the home as a rental lot and then move in, but﷽ that requires you to have another lot to live on before you purchase, so this way is easier and cheaper.

Converting Your Home Into A Rental

To convert your home to a rental, follow th𒐪ese steps:

  • Go into Build Mode
  • Select the Venue Info button at the top left of the screen
  • Select Residential Rental

This will allow you to separate an area to designate as a rented space. If the owner of the property lives in it when the conversion is made, the default unit will be theirs, and the rent on it will be zero.

If a residential unit is owned, you can only convert it to a rental while playing as the household that owns it. Otherwise, you'll need to convert it while it is unowned, using build mode straight from the world map.

How To Designate A Rental Space

The first thing you need to do is select the entire lot and designate it as the default space. To do this, follow these steps:

  • Enter Build Mode
  • Open the Venue Info Menu
  • Click the cog icon that says Unit Configuration
  • Make sure that Home Unit is ticked
  • Click the Assign All Rooms To This Unit icon, which is just above the suggestions dropdown, as shown in the image below

Once all the rooms are assigned to the home lot, you'll need to separate out the areas you want to rent. To do this:

  • Click the room you want to assign as a rental
  • On the drop-down menu, select Create Unit
  • Designate the rental space for the second unit by selecting it on the menu

Once you've designated your rental space, you'll also need to ensure that you have either an exterior entrance or a shared entrance for your tenant. Shared spaces will be used by all the occupants of a lot, no matter which unit they rent.

How To Set Up Rules And Rent

Rental properties count as businesses, even if you live in them. As a result, you'll need to select Owned Businesses from the bottom right of the screen. The icon is a cash register and will open up a menu for you to set rules as well as find tenants.

You'll want to click the View Agreement Icon which looks like a scroll, to bring up the Tenant Agreement menu you can see above. Here you can do the following:

  • Set the Rent
  • Set the Lease length
  • View your Unit Rating
  • Add Unit Rules

You can also travel to the unit, or unjustly evict your tenants from this screen. Once you've set up any parameters you want, then you can use the fill vacancy icon to try and find a suitable tenant.

How To Collect Rent From A Tenant

Rent will automatically be paid into your Sims account, so you don't need to collect it. However, you won't want to neglect the property. You can choose to enter the tenant's space (after selecting visit lot and then knocking) in order to conduct maintenance, fix any issues, or just check-in. Regular check-ins and maintenance will help prevent issues and keep your rating as a landlord high.

Just because the unit is within your house it doesn't mean that nothing can go wrong, so make sure you pay attention to those pop-ups. A disgruntled tenant in the same building as you may be fa꧒r more of a nuisance than one elsewhere in the world.
